Exclusive living with lake view
in royal location on Lake Tegernsee.

We are pleased to present one of the most beautiful locations for a residential development at Lake Tegernsee: the "Königsblick am Paraplui" (King's View at the Paraplui) project. Here are three spacious residential buildings with a total of eleven residential units. And not just anywhere at the beautiful Tegernsee, but in a place that has already been mentioned several times in the history books in Bavaria.

So this very spot of earth was the place where emperors and kings already met to make far-reaching decisions in the illustrious little circle. Moreover, this was exactly the favourite place of King Maximilian I Joseph of Bavaria, where he enjoyed the "royal" view over the lake and the mountains or just watched the rower youth in their competitions.

A special place for special people. Perhaps your new home where you will feel just as comfortable as the monarchs once were.

This view is yours.

OTHERS TRAVEL 1000 KILOMETERS FOR THIS.

THIS UNIQUE LOCATION AT THE FOOT OF LEEBERG IS PROBABLY ONE OF THE BEST THAT THE BEAUTIFUL TEGERNSEE HAS TO OFFER.

Here, you take your morning coffee on the terrace while the sun bathes the mountain ranges in its warm light. And in the evenings, the last rays are reflected on the calm lake, while you toast with friends or enjoy a romantic dinner with the loved one

A majestic view that's your to have and to hold! The project site on which your property will be built is situated on an exposed slope facing the lake. Nothing will ever obstruct your free view of Wallberg and Ringspitz, and all the way to the distant Blaubergen. And no one will take the water out of the lake in the foreseeable future. Even though it is one of the cleanest lakes in Bavaria.

Here is the perfect place for people with special requirements and strict tastes. The residential properties are planned to correspond to these in every respect: from the orientation of the individual houses to the building material, fittings and decorations used.

Living on “Großer Paraplui”.

WHERE KING MAX I OF BAVARIA HAD HIS HISTORIC MEETING WITH THE TWO POWERFUL MONARCHS.

THE PLACE WHERE HE LOVED TO SIT AND ENJOY THE VIEW OVER THE LAKE AND MOUNTAINS.

In fact, the place around the "Großer Paraplui" is repeatedly mentioned historically: beginning in the Middle Ages with Froumund, the Benedictine monk, who was a member of the Tegernsee Convention around the year 1000 and left behind many writings and letters that still help us to understand that era. Incidentally, Froumund is also the eponym of the street on which the three houses are located.

This place at Leeberg was particularly important on 08 October 1822, when King Max I Joseph of Bavaria met the two mighty monarchs Emperor Franz I of Austria and Tsar Alexander I of Russia for "internal" talks on the way to the last Monarchy Congress in Verona. This meeting probably led to the approval of the intervention of France in Spain and the liberation of the Spanish ruler Ferdinand VII by the Holy Alliance. Today, the Großes Paraplui still stands as a monumental reminder, a silent witness to the "Dreikönigstreffen", the meeting of the three kings.

By the way: not only members of the Wittelsbacher dynasty liked to sit here and enjoyed the impressive view over the Tegernsee and the mountain ranges. Some famous writers were also known to stop here. For example, a monument has been erected nearby in the name of the well-known local poet Karl Stalker.
